How do we calculate the value of a website and sell it?

We have built a number of websites in our company and we now have decided to sell some of these. How can we calculate the actual value of a specific website? Do we need a broker for this?

The following should be included in the sale.
- Domain/Brand
- Traffic
- Revenue

Hope someone can help us.

Good question really. You can Google website appraisal and you'll find a number of places that will appraise. despite what its appraised at ultimately a site is worth what someone is willing to pay for it.

One factor that you did not list is age.

Do you need a broker? Not really, there are a number of places where you can list it for sale and make a deal yourself (even here in Open Marketplace). You might want to use an escrow service for your protection and the potential buyers. Be prepared to provide proof of income, traffic etc. If its a medium to large business you also my want a potential buyer to sign a NDA (non disclosure agreement)

If you are selling an online business you can typically expect to get one or two times what the net income (profit) from the previous 12 months. If you can show that the profits for the coming year is going to exceed that you may ask for more. You can also factor in assets such as added Domain names etc that may be owned bu the business.

Again ultimately the business is going to be worth what someone is willing to pay.
 
Good tips. Similarly the value of a domain name can be calculated by having an appraisal. You can have free appraisal for any number of domain names from www.zippozap.com it is a better choice.
This site gave really unreliable info on such things as page rank, sites linking in etc. I checked the two domains in my sig one of which is google PR 3 and the other PR 1 and it listed both as 0. Also you get better (though not completely accurate) sites linking in on alexa.
 
Before the sale and hire of a broker, first do the cost benefit analysis if the Revenue will be more than the costs then you can hire the broker.
Two assess and weigh the ones bringing in revenue than the others that those which do not yield in revenue, should immediately be sold off.
 
Personally I thnik the PR is overrated.

The only thing that matters is net profit.

6-12 xone month net profit is only reasonable a caluclate method.

Pretty much what I said, the last years profit is the best way to value a sites worth.

As far as a broker, I'd try to sell the site for a fair value before paying some schmuck to do it for me.
